Q.
Does a sunroom used as a family room add to the
value of my home?
A. According to a recent report
on housing in America, 46% of
those surveyed want a sunroom. Adding one to your house
gives
it a desired addition. As to added value, based on reports
from
national remodeling surveys and internet-posted reports
by
real estate professionals, adding a room adds value to the
home.
Wide variations exist in the percentage of cost or overall
dollar
amounts a room addition can add to an existing property
for
appraisal or sale but no one seems to disagree with the
fact that,
compared to a bath or kitchen remodel that can become outdated,
a room additions square footage is there for the long
haul.
Generally, the value of a room addition or other improvement
to a home is expressed by real estate professionals and
in
national survey results in terms of either
(1) the cost of the improvement versus value that
can be
expected from
that investment or
(2) the overall increase in value of a property after
the
improvement is made.
The cost versus value approach works to express
the cost
of the improvement in dollars versus the percent of that
amount you might expect to receive back against its original
cost. In recent surveys that we have reviewed using this
system,
family room additions were seen as good bets
for increasing value. According to one report, family room
additions in some major metropolitan areas returned in
excess of 100% of the cost. In some other cities, the
recovery rate was predicted to be lower than 100%. There
is a laundry list of variables attached to this approach
as well as to the method of establishing an appraised or
market value after a major improvement like a room
addition. One thing is sure: Based on the information
generally available for consumers to use as a guide, a room
addition adds square footage to a home and that seems to
be universally seen as a good road to take to
value improvement.
If
knowing the re-sale value for your home with a
SUNTARRA SUNROOM addition for family room use is
part of your decision making, we recommend that you
contact a certified real estate appraiser. An appraiser
will
look at your SUNTARRA SUNROOM addition plans relative
to comparable homes in your neighborhood, the degree of
finish you plan to include in your new room, the overall
condition of your home, and other important factors.
Not all sunrooms are created equal so you may also want
to give the appraiser a SUNTARRA SUNROOM brochure
and your plans for the room, including how you plan to heat
and cool your new room, how you plan to finish the floor,
lighting and other custom features you may add. Knowing
that the room is a brand-name product using quality
products, will be custom designed for your home, have
year-round usefulness and lifetime warranty benefits,
and will provide a professional result can make an important
difference in your appraisal. Other considerations may be

Q.
Can you design a SUNTARRA SUNROOM that has a
central cathedral room with a studio room on each side?
A. Yes and it will be a beautiful
addition to your home!
Q.
Can you design a SUNTARRA SUNROOM that has
two cathedral rooms side by side?
A. This overall design would
need special consideration
relative to drain off from the valley formed by the two
roofs
and snow or ice accumulation in the valley could present
design and material challenges. COMFORT LINE engineers
would recommend simply designing a larger Cathedral Room
or extending the size by using a studio room next to a
cathedral unit but we wont say that side by side Cathedral
Rooms cant be done.
Q.
How long does it take to get our SUNTARRA sunroom
installed?
A. Every SUNTARRA SUNROOM is
a custom room.
Though it can depend to some extent on the complexity
of your design requirements, we estimate on average that
your structural and window package can ship
to your SUNTARRA dealer contractor in 4-5 weeks.
Q.
How long does it take to build my SUNTARRA sunroom?
A. Again, the complexity and
size of your room can affect
construction schedules, as can specialty products that
may be chosen for ceiling and floor finishes and weather
considerations, but we generally like to see completion
by our Factory Trained dealer contractors within a 7 to
10 day period.
Q.
Can I paint my vinyl sunroom?
A. COMFORT LINE would not recommend
painting the
vinyl components of your sunroom. The COMFORT LINE
AEROCORE Framing System and COMFORT LINE
Windows and Gliding Doors are made of virgin vinyl.
That means you have beautiful color clear through the
vinyl. There are no layers of top color to wear away.
We suggest you enjoy your virgin vinyl low-to-no
maintenance benefits and leave repetitive, expensive
painting to your neighbors who have sunrooms made
with aluminum or wood.
Q.
Is everything in my SUNTARRA SUNROOM
warranted by COMFORT LINE for a Lifetime?
A. All warranty references
are delineated in the current
COMFORT LINE® PREMIUM VINYL SUNROOMS
LIFETIME LIMITED NON-PRORATED, TRANSFERABLE
WARRANTY. To fully understand any limitations or
restrictions that may apply, we invite you to review our
warranty
details on this website. Remember: ask
your independent SUNTARRATM SUNROOM dealer/
contractor for a copy of the COMFORT LINE SUNROOM
Lifetime Limited Non-Prorated Transferable Warranty
when you purchase a SUNTARRA SUNROOM. Some
SUNTARRA components are warranted for ten years.
Optional floor and finish items are not warranted.
Normal residential use and service apply to all
warranted items.
Q.
How do I make a decision on the flooring for
my sunroom?
A. Your SUNTARRA dealer contractor
is your best
guide. Because the floor for a SUNTARRA SUNROOM
depends on specific job-site and/or customer
requirements, floor material and labor may be quoted
as an additional item or option. Flooring is not generally
included in the room price; however, your dealer may
include it in the estimated pricing he presents
you based on your design. Selection of the appropriate
COMFORT LINE SUNTARRA Sunroom and/or its
flooring to conform to any and all local applicable laws,
ordinances, building codes and safety requirements is
the sole responsibility of the dealer, architect, and
property owner. COMFORT LINE assumes no
responsibility and makes no Warranty with respect to
use or compliance with such law. Floor panels must
be properly protected from moisture and covered
with an appropriate floor covering in order to qualify
for Warranty
coverage.
Q.
Is everything but the floor and interior finish items
included in the base price of a SUNTARRA SUNROOM?
A. Yes. However, additional
materials may need to be
supplied by your SUNTARRA dealer depending on
design requirements.
Q.
How can I make sure that I am getting the most
recent specifications and product offerings?
A. Due to product improvements
and other factors,
specifications and details are subject to change
without notice. COMFORT LINE makes every
effort to keep the information on this website as
current as possible. Your dealers specifications
should be correct when you place your order.
However, to ensure that the information contained
herein or in our printed literature has not become
obsolete due to a change in product or
specifications, please contact
us for date-of-
order information.
Q.
Do SUNTARRA SUNROOMS meet local
building codes?
A. SUNTARRA SUNROOMS comply
with the Uniform
Building Code 1999 and International Code Council
2000 building codes standards. All three-
and four-season sunrooms must be constructed
to local building codes. Many building codes
allow for a sunroom to be built onto an existing
ground level deck. To obtain a building permit,
have your dealer contact COMFORT LINE for
certified engineering documents.
Q. How close to actual product color
are the
colors shown on the SUNTARRA website?
A. Colors depicted on our website
and in our
literature are as accurate as standard web color
processes will allow. COMFORT LINE supplies
its SUNTARRA dealer contractors with samples
of the actual vinyl materials used in
SUNTARRA SUNROOMS. Please ask your
COMFORT LINE dealer to show you actual product
samples prior to specification or order. We want you
to be perfectly satisfied with your new sunroom.
If for any reason your dealers sample supply is
exhausted,before you order your sunroom
have your dealer contact us or you may
contact us for a sample.
